Check-in is from 12:00 PM and check-out is by 10:00 AM. If you need an earlier arrival or later departure, message us — we accommodate whenever the calendar allows.
Cancellations are free up to 48 hours before your check-in date and your payment is refunded in full. Within 48 hours, please contact us and we will do our best to work something out. Peak dates are the exception: on national holidays, festival periods, long weekends and the New Year week, 50% of your payment is refunded whenever you cancel. If you are not sure whether your dates fall in a peak period, message us before you book and we will confirm.

Yes. Booking platforms add a service fee for the guest and take a commission from us, and both are built into the price you see there. Booking on this site skips all of it, so the same rooms on the same dates cost up to 20% less. The total shown in your price summary before you pay is exactly what you pay: nothing is added at checkout.
Full payment is made securely at booking through Razorpay — UPI, cards, netbanking and wallets are all accepted. Cancellations up to 48 hours before check-in are refunded in full; on peak dates 50% is refunded. See the cancellation policy above.
The terrace is shared by guests of The Verandah Floor (1st floor) and The Horizon Suite (2nd floor) — both are welcome to use it throughout their stay. It is not part of The Garden Floor (ground floor). Book The Whole Upper House or the entire house and the terrace is yours alone.
Yes — each floor is a fully self-contained home with its own bedrooms, kitchen, and living hall. You can book one floor, two, or take the entire house.
Yes. Alongside the three individual floors there are two combined options: The Whole Upper House — the 1st and 2nd floors together, with the rooftop terrace exclusively yours for the whole stay — and The Whole Coastal Calm, which is the entire house. Each is a single booking, and every floor it covers is held for you automatically, so nobody else is in the house. All five options, with their current prices and guest limits, are on the reserve page.
No — each floor has one common bathroom, reached from the hallway rather than en-suite to the bedrooms. The 2nd floor bathroom features a deep-soak tub.
Smoking is not permitted indoors. We ask guests to treat the house as their own quiet retreat.
